QUALIFYING CRITERIA

All applicants will be treated with equal opportunity at our community. Bridlewood Apartments will not discriminate against any person based on race, religion, sex, color, familial status, disability, or national origin. No exceptions will be made under any circumstances in order for Bridlewood Apartments to comply with Federal and Local Fair Housing Laws.
Management reserves the right to prohibit the showing of apartments up to (30) minutes before dark and strictly if the apartment is not in market-ready condition.

Age/ Identity verification:
Applicants must be of legal age as designated by the state. A government issued ID must bepresented by all applicants and guarantors and is required to show an apartment or home. Residents from foreign countries with no social security card must have current U.S. visa, or proper I-9 documentation.
Criminal background search:
When application is accepted we will conduct a criminal background search. It is our policy not to rent to applicants who have been arrested and/ or convicted of certain felonies or misdemeanors. A pre-define selection of configuration has been provided to our criminal search vendor.
Income/ Employment:
Applicants verifiable income must be (2.5) times the amount of rent. Income may be verified via phone or fax with the Human Resources Department. A current paycheck stub is required. If self-employed a previous copy of last years tax return or W2 is required. Although each applicant must apply separately, combined income will be considered for income verification.
Rental History:
Two years verifiable history on current/ previous address is required. No outstanding debt to previous landlord and compliance with all terms of the lease and community policy. Three or more late payments, NSF checks, or filed evictions will be considered poor rental history. Zero rental history is considered eligible if applicant meets all other qualifying criteria.
.Credit History:
Bridlewood uses an empirically derived, statistically sound, credit scoring system to evaluate your consumer credit report. Credit scoring is based on real data statistics. Partially good credit may be accepted, determined by a pre-defined selection of configuration given to our credit vendor, but a larger deposit may be asked up front. “No credit” is considered eligible if applicant meets all other qualifying criteria.

If your application is denied based on criminal history, rental history, or credit history you may be provided with the vendors name and number so you can be encouraged to obtain a copy of the report. If any corrections are made you may submit a new application.

Lease term paid in full can be offered to denied applicants with the exception of denial due to criminal background history, or rental history based on damages to previous home or apartment.
